Patio Cover Warranties: What Alumawood and Elitewood Cover

What is the difference between a material warranty and a workmanship guarantee?

The material warranty comes from the company that made the parts, and the workmanship guarantee comes from the company that put them up. Every City Seamless installation carries the manufacturer's warranty on materials plus our own workmanship guarantee.

The split tells you who answers for what. A finish that peels is a question about the product. A loose fastener or a poor fit is a question about the installation, and that one is ours.

The two also lean on each other. Alumawood's FAQ says "Misuse, improper installation, or harsh cleaners can impact coverage". So how a cover is installed matters to the material warranty too. We install Elitewood systems to manufacturer specifications.

What does the manufacturer warranty cover, and for how long?

It depends on the product line. We install Alumawood and Four Seasons Elitewood, and the makers describe the three lines' warranties in different words. Both Elitewood brochures use the words "for the lifetime of the original property owner": the Classic brochure for its guarantee against peeling, blistering, flaking, chipping, splitting, rust and cracking, and the Ultra brochure for its chalking and fading coverage.

The middle column is the maker's own summary, in the maker's words. A brochure is not the warranty. "Lifetime" and "limited" are both in the name, and the limits are in the written document, so read it for the line you are buying. Does the warranty cover fading and chalking in the Las Vegas sun?

On Elitewood Ultra it does, by name. The Ultra brochure says the warranty "also covers chalking and fading for the lifetime of the original property owner", and the line's finish coat is Kynar 500.

Elitewood Classic is worded differently. Its cedar wood-grain texture is designed to resist fading, chalking and peeling under normal conditions, including the extreme UV exposure common in the Las Vegas Valley. "Designed to resist" is not the same sentence as "covered", and the Classic brochure's warranty list does not name chalking or fading. If color hold on a west or south exposure is your main worry, ask to read the chalk and fade terms for the line you are choosing.

For Alumawood, the maker's FAQ says the factory finish warranty is protection against "peeling, fading, chalking, and other surface issues". Get the finish terms for your cover in writing.

What voids a patio cover warranty, or falls outside it?

Storm damage, changes made by someone else, and ordinary wear from extreme conditions fall outside. In the words of our warranty page, manufacturer warranties do not cover damage caused by severe weather events, improper modifications by others, or normal wear from extreme conditions.

The maker's pages add two more for Alumawood:

  • Paint. The FAQ says "any field-applied paint or coating voids that portion of the coverage", because the maker "only warranties the original baked-on finish". Pick the color you can live with before the cover goes up. Our post on colors and HOA approval helps with that.
  • Misuse, improper installation and harsh cleaners. The same FAQ says these "can impact coverage".

One habit follows from "improper modifications by others". Before anyone drills into the cover for a fan, a light, a mister line or a shade screen, ask us how it affects the warranty.

Does a patio cover warranty cover wind damage?

Not when the cause is a severe weather event. That exclusion is on our warranty page, and it applies to the manufacturer warranty.

What you can check is what the cover was built for. The ICC-ES evaluation report for Four Seasons patio covers says each structure "bears a permanent decal or identifying tag stating allowable roof live/snow load, design wind speed and exposure and name of manufacturer." Find that tag, leave it on, and take a photo of it.

Do misters and hard water affect the warranty?

The makers' warranty summaries do not mention misters or hard-water spots, so do not count on coverage for them. We will not tell you something is covered when the documents are silent.

Two lines in the documents do bear on it. Normal wear from extreme conditions is outside the manufacturer warranty, and Alumawood's FAQ says harsh cleaners can impact coverage. So be careful what you use to scrub mineral spots off. Aim mist nozzles away from posts and beams, rinse with clear water, and ask before you use anything stronger than mild soap.

How do I clean the cover without hurting the finish?

Wash it with clear water and a soft brush. Alumawood's care page recommends "An occasional washing with clear water using a garden hose and soft-bristled brush", and adds that a long-handled car-washing brush is ideal.

For heavier dirt the same page gives a recipe: one-third cup of detergent, two-thirds cup of trisodium phosphate powder and one gallon of water. For black streaking it says "Please consult with the installer on the best way to remove the streaking from your unit."

Four Seasons' Elitewood brochures say "Little to no maintenance" and give no cleaning recipe. Ask for the care instructions along with the warranty.

Is the warranty transferable when I sell the house?

Do not assume it. Our warranty page does not address transfer, so this comes from the makers' own material.

Alumawood's FAQ says the maker "allows a one-time transfer to a subsequent owner during the first ten years of coverage, with the warranty then running ten years from the original installation date." Four Seasons' Elitewood brochures call the warranty transferable and do not give the conditions. If resale matters to you, ask for the transfer terms for your product in writing and keep them with the house papers.

What should I keep, and how do I make a claim?

Keep the papers that show what was installed, when and by whom. Both makers run a warranty registration form. Four Seasons' form asks for the date of purchase, the date installation was completed, the contractor name and the product purchased, and says "Please complete this form upon completion of your installation." Neither page says whether registering is a condition of coverage. Register anyway.

  • The signed contract, with the product line and the color name written out.
  • The manufacturer's written warranty for that line.
  • The building permit and the final inspection record. Our permit and HOA checklist covers how those come about.
  • Photos of the finished cover, dated, including the identification tag.
  • Your registration confirmation.

To make a claim, contact us first. For a workmanship issue we will send a crew to evaluate and correct the problem. For anything else, City Seamless evaluates warranty concerns on a case-by-case basis and will always give you an honest assessment. Alumawood's site describes a claim as three steps: inspect, verify coverage, then coordinate "repair, refinishing or replacement based on the policy."
