Carport for Your Las Vegas Driveway: Options and HOA Rules

Written October 20, 2026. The zoning rules below come from the codes our RV cover and carport post quoted, as they read on October 8, 2026. Rules change and lots differ, so confirm yours with your planning department.

Quick answer: Often, but usually not right in front of the garage. The zoning codes for unincorporated Clark County, Las Vegas, Henderson and North Las Vegas all keep a carport out of the front setback, so a driveway carport usually goes beside the house, over a side pad, or farther back on the lot. We build attached and freestanding aluminum carports, pull the permit and can provide documentation for your HOA. Call or text 725-502-3114 for a free on-site estimate.

Can a carport go over the driveway in front of my garage?

Usually not. A driveway in front of the garage crosses the front setback, and these are the rules a carport there runs into:

  • City of Las Vegas. A residential accessory structure is not permitted "in front of the primary structure."
  • North Las Vegas. "Any attached or detached carport or garage shall maintain a 20-foot front setback."
  • Henderson. An attached carport "may not be located within front setback."
  • Unincorporated Clark County. On RS10, RS5.2 and RS3.3 lots, the table for a detached accessory structure sets a 20-foot front setback, 30 feet in RS10.

These are base district rules. A lot can sit in an overlay district or a planned community with standards of its own, and Boulder City and Mesquite have their own building departments to ask. Our RV cover and carport post has the full height and setback tables.

Where can a driveway carport go?

Attached, beside the house. An attached carport is built against the side of the home, typically covering a driveway or side pad. It uses the home's exterior wall as one side of its support, which reduces the number of posts and footings. In Henderson an attached carport may not be closer than 5 feet to the side property line, measured to the bearing wall or post.

Freestanding. A freestanding carport is supported entirely by its own steel posts and engineered footings. It can go alongside the house or on a secondary parking pad, as long as it meets the property line setbacks. For a detached structure, the interior side and rear setbacks are 3 to 5 feet in the four codes above, and each code also wants it 5 or 6 feet from the house.

Two cars or more. For covered parking for two or more vehicles, we build extended-span carports using dual steel beam engineering. They are common on lots with circular driveways, RV pads or extended side yards.

What does a carport protect in the Las Vegas sun?

The paint, the inside and the rubber. A normal Las Vegas year has 78 days at 100°F or hotter. Continuous sun fades paint and oxidizes the clear coat, heat cycling cracks dashboards and interior surfaces, and UV and heat wear out rubber seals and tire sidewalls and cloud headlight lenses. A carport blocks direct sun from reaching the vehicle.

Our carports use the same Alumawood and Elitewood aluminum systems as our patio covers, with a solid roof for full weather protection or an insulated roof for the most heat reduction. Freestanding carports get steel post reinforcement to meet wind load requirements. A solid freestanding cover should include an integrated rain gutter, so the water does not sheet off the edges.

One more rule, from the Four Seasons code report: a freestanding carport has to stay "unenclosed" on four sides, so do not plan to wall it in later.

Do I need a permit for a carport?

Yes for carports. We pull the permits for the carports we build in Clark County, Las Vegas, Henderson, North Las Vegas and Boulder City, and we verify the property line setbacks during the permit process.

If you are looking at a metal carport kit, ask the building department before you buy it. The only carport entry on the exemption lists in our permit checklist is Henderson's: a pre-manufactured sun shade, carport, gazebo or similar structure up to 200 square feet that is not attached to a building and not anchored to a permanent foundation.

Does my HOA have to approve a carport?

If you have an HOA, plan on it. In a common-interest community, Nevada law says an owner may not change the exterior appearance of a unit without permission of the association. Carports in master-planned communities are often subject to HOA architectural review, particularly for height, placement and color. HOA rules vary by community, and many Las Vegas HOAs allow carports with architectural approval.

Carports come in the same 8 standard Elitewood colors as our patio covers: Adobe, Latte, Brown, Almond, Desert Sand, White, Graphite and Black, with two-tone combinations available. We can provide documentation for your architectural review submission.

What can I measure before the estimate?

  1. The vehicles. Length, width with the doors open, and height, including any rack.
  2. The space. The width and length of the driveway or side pad.
  3. The distances. From each edge of the pad to the side property line, the house wall and the front property line.
  4. Your jurisdiction and zoning. The Clark County Assessor's parcel record lists the city or town your lot is in. Ask the planning counter for the zoning district.
  5. Your HOA's rules. Look for what your guidelines say about carports and accessory structures.
  6. Photos. Take photos of the driveway and the side of the house.

Frequently asked questions

Can I put a carport over the driveway in front of my garage?

Usually not, because a driveway in front of the garage crosses the front setback. Las Vegas does not permit a residential accessory structure in front of the house, North Las Vegas requires a 20-foot front setback for any carport, and Henderson keeps an attached carport out of the front setback. The usual places are beside or behind the house.

Can a carport be attached to my house?

Yes. An attached carport uses the home's exterior wall as one side of its support, which reduces the number of posts and footings. We also build freestanding carports where the parking area is away from the house or an attached structure is not practical.

Do I need a permit for a carport in Las Vegas?

Yes for carports. City Seamless pulls the permit and verifies the property line setbacks during the permit process. Ask your building department before you buy a carport kit.

Does my HOA have to approve a carport?

If you have an HOA, plan on it. Carports in master-planned communities are often subject to HOA architectural review for height, placement and color, and Nevada law requires the association's permission to change a unit's exterior appearance. We can provide documentation for your submission.

What is a City Seamless carport made of?

The same Alumawood and Elitewood aluminum systems as our patio covers, with a solid or insulated roof. Freestanding carports use steel post reinforcement with engineered concrete footings for Las Vegas wind.
